Brett Arabie of Colliers International represented the building owner, Hannig Row Partnership. Bill Anderson of Office Leasing Advisors was the company's broker for the talks.
Built in 1905, Hannig Row has 42,000 sf in three stories. Situated at 200 E. Sixth, it's in the heart of Austin's entertainment district. Offices make up the upper two floors with restaurants taking the street-level space.
While details for the transaction were not available, office space in the CBD is getting less expensive to rent. The average rate for downtown space was $29.05 per sf at the end of the first quarter, down from $30.25 per sf at the end of 2001. During the first quarter, the overall downtown vacancy rate rose to 19.71% from 12.96%. Sublease space accounted for 4.4% of the vacant downtown space.
