Any broker who secures a long-term tenant for a 35,000-sf floor of the building, which is located at 160 King St., will win a BMW X5 sports utility vehicle, valued at $60,000. A broker who can place a tenant in two floors will win a limited edition BMW Z8 roadster, valued at $135,000. Smaller deals will earn the broker a vacation in Hawaii. The 160 King St. building has about 155,000-sf, but only one tenant occupying 57,000-sf.
All over town, this trend is catching on. While brokers are accustomed to receiving perks for larger deals, commission bonuses and prizes are now being offered for smaller deals, as well. Some landlords are using vacation packages, higher commissions, Chevy Tahoes, BMWs and Porches to provide incentives to brokers who have become glum along with the market.
