The building, which stands at 17352 Armstrong Ave., encompasses 123,748 sf. It has been acquired by O'Neil Storage, a full service records management, public storage, vehicle storage and certified public scales company.

O'Neil Storage was represented by Roger Clark Inc. John Griffin of Voit Commercial Brokerage's Irvine office acted on behalf of the seller, realty investor AG/Touchstone Armstrong LLC.

The building is the second industrial transaction to be reported in Irvine in the past week. It follows on the heels of a $3.5-million sale involving a newly completed industrial facility. Located at 1000 Railroad Rd., the 55,200-sf building has been acquired by Crown Associates Realty Inc. from Investment Building Group.

The single-tenant facility is occupied by Acuity Brands Inc. The company, which is comprised of lighting fixture manufacturer Acuity Lighting Group and specialty chemicals provider Acuity Specialty Products, inked a 15-year lease here prior to the sale of the building.
