David Simmonds and Lance Morris, both with the commercial retail division of Dallas-based Weitzman Group, represented Conan's. Edwin Williams of Edwin Williams Properties of Austin represented the building owner, Lake Creek LP.

Lake Creek Crossing, a 49,000-sf shopping center built in 1982, is 92% leased, Williams tells GlobeSt.com. Tenants include several other restaurants, shops and health-care offices.

Conan's started near the University of Texas at Austin campus in central Austin. Its campus-area restaurant is at 603 W. 29th St. Its other locations are 2018 W. Stassney Lane in the city's southern tier and 2438 W. Anderson Lane to the north.

The Round Rock market has been a hotbed of retail development in recent months with big box retailers setting up sites at major intersections along Interstate 35. Lake Creek Crossing is a few miles west of the interstate.
