Datacenter Takes 20,000 SF at 75 Broad St.

NEW YORK CITY-Internet datacenter provider AccessIT signs a 10-year lease for two floors at 75 Broad St. The 675,000-sf building remained at full power with no communication problems on Sept. 11, in part due to a $30-million data backup renovation completed two years ago.

NEW YORK CITY-Carrier-neutral internet datacenter AccessIT signs a deal for 20,000 of class A space on floors 19 and 28 at 75 Broad St. The 675,000-sf building sits on the corner of Broad and Water Streets.

Owner and manager JEMB Realty Corp. brokered in-house on both sides of the 10-year deal. The price of the transaction was not disclosed. However, sources close to the deal place the value at “near market rates.” Published asking rents in the building range from $32 to $37 per sf.

Two years ago, JEMB invested $30 million to outfit the building with emergency backup systems, including tenant-managed electric generators. On Sept. 11, JEMB claims 75 Broad St. remained at full power with no communication outage, owing in part to these security investments.
