Having subdivided the nine-building complex to allow for the sale of individual facilities, Werdin Corp. is targeting 1031 exchange buyers. Asking prices for the buildings range from $2.1 million to $3.9 million.

The company originally acquired the property in January 2001. Encompassing 156,854 sf, the complex consists of eight two-story and one three-story wood-frame office facilities that stand at 2900 Bristol St. Developed in phases between 1981 and 1985, the property boasts surface parking adjacent to each suite, as well as sash windows, gardens and water features. It is currently occupied by 100 small and medium-sized businesses.

The Waters at Creekside is owned by a partnership consisting of Werdin Corp. and South Charles Investment Corp. Essex Realty Management operates the property, while Liz Hurley of the Trammel Crow Co. is in charge of leasing.
