The project includes improvements and new construction across the hospital's 27.7-acre campus. In response to community input, the site plan incorporates new residential construction including townhouses, homes and apartments as well as medical and commercial office space, retail development and green space.

A renovation of the existing hospital building will preserve its historic clock tower and add a 140-space covered garage. To be called St Luke's Place, the 137-year-old former hospital will be redeveloped as a 140-unit condominium complex and will include retail space and a garage. Additional residential development connected to the project will consist of up to 100 newly constructed townhouses and single-family homes.

The Saint Luke's Campus Plan's initial office component comprises a 52,000-sf building at Shaker Boulevard and East 116th Street that will house an urgent-care center, dental clinic, pharmacy and medical offices. Occupancy is tentatively scheduled for third quarter 2003. Development of a second, similarly sized office building is also under consideration.

The proposal is part of a neighborhood plan that extends residential and commercial development from Buckeye Road to Woodland Avenue and includes more than 50 new and rehabilitated homes, a home-improvement program and street upgrades. "These are community-driven plans that position our neighborhood to link to University Circle and Shaker Square with a campus-like atmosphere of safe, walkable streets, abundant green space and controlled traffic patterns," says Cleveland City Council member Patricia Britt. "As in the past, we will keep the community informed and seek its input as the projects progress along parallel timelines with the same attention to detail and quality."

Cleveland's New Village Corp, the development subsidiary of Neighborhood Progress Inc., will work with the Dillin Development Corp. of Perrysburg, OH to revitalize the Saint Luke's property. New Village Corp. and the Buckeye Area Development Corp. will jointly implement the larger Buckeye-Woodland project. The Smith Group JJR, a Chicago-based land planning and architectural firm, produced the preliminary site plan.
