BETHESDA, MD-The government's real estate entity, the General Services Administration, has leased the 60,000-sf Montrose Metro Two building in North Bethesda for the US Food and Drug Administration. Gaithersburg, MD's Guardian Realty is developing the four-story structure, which will be ready for occupancy this summer. FDA employees are expected to move into the new class A building in December.
“The building fulfilled a requirement the GSA was looking for,” Guardian vice president Brian Lang tells GlobeSt.com. “Because of Sept. 11, they wanted a single-tenanted building with structured parking that they can control themselves.”
The lease is long-term but the financial details of the agreement are not being released. Montrose Metro Two sits at 11919 Rockville Pike near the White Flint Metro stop. While Lang did not specify the development cost for the building, a financing package from SouthTrust Bank last year provided $10.89 million for the project's construction.
