The improvements include a new parkway, improvements to Shingle Creek, landscaped medians, boulevards, new open space, a pedestrian mall and a range of housing choices. The efforts are concentrated around an eight-block area on the north side of Minneapolis that runs along Humboldt Avenue between Victory Memorial Drive and 53rd Avenue North.
The senior rental housing--about 22 of the units are set aside for low-income housing--was developed by Minnesota's largest nonprofit developer and manager of affordable housing communities. The 75-unit project is part of a first phase that also includes 90 new homes for seniors in. The housing will occur in several phases over several years with CountryHome Builders, Inc. as the lead developer for about 200 units of ownership housing.
Shingle Creek Commons has an array of apartment sizes and amenities, as well as a controlled entry system, community room, guest suite for visitors, library withfireplace, game room, exercise room, laundry on every floor. The project features CommonBond's Advantage Center, which offers life-long learning programs andservices.
The Humboldt Greenway project evolved over several years as a cooperative effort between several public and private entities, including the Minneapolis Community Development Agency, Hennepin County, the city of Minneapolis, the Minneapolis Neighborhood Revitalization Program, the Lind-Bohanon, Shingle Creek and Webber-Camden neighborhood associations, and others.
The MCDA provided $6.37 million in multifamily housing revenue bonds underwritten by Wells Fargo Bank, and the city of Minneapolis provided $800,000 in tax increment financing toward the rental housing project.
