CEDI Leases 18,000 SF in Loudoun County

STERLING, VA-Consolidated Electrical Distributions Inc. commits to a seven-year lease for 17,655 sf in Loudoun County's industrial/flex building, located at 45449 Severn Way. Rent at the 105,442-sf building, which is leased near full capacity, ranges from $10 to $15 per-sf.

STERLING, VA-The 105,442-sf industrial/flex structure at 45449 Severn Way reaches 99% occupancy with Consolidated Electrical Distributions Inc.’s recent commitment to 17,655 sf. The building is on Route 28, just a few miles from the Dulles Toll Road. Consolidated signed a seven-year lease and plans to move from its current location in Danville by the end of the month.

“The space fits them like a glove,” Transwestern Commercial Services senior vice president Hank Dudgeon tells GlobeSt.com. Transwestern represented the building’s owner, Kenwood Management, in the deal. “It’s a plug-and-play situation for them. The space was already built-out for an electrical distributor who went out of the building,” he says.
