Encompassing 140,418 sf, the complex consists of seven buildings that are centrally located at 520-580 E. Third St. The industrial park is occupied by tenants that include Cosmetic Specialties, Workrite Uniform and Superior Technical Institute.

Mike Tharp and Steve Doll of NAI Capital Commercial acted on behalf of the seller, Royalty Mortgage Fund of Los Angeles. The buyer, Marcus/Adams Industrial Investments of Ventura, was also represented by Tharp and Doll.

Marcus/Adams Industrial Investments is a REIT that invests, owns and operates industrial properties in Ventura and Los Angeles Counties. The company's partners, Craig Marcus and David Adams, have an aggregate of 47 years of experience in industrial real estate.
