The warehouse is located at 3355 E. Slauson Ave. It will be occupied by Cal-York, who is a distributor of home electronics. The site is divided into about 4,000 sf of office with the balance going to warehouse space. The building was erected in 1987, and the buyer plans no extensive renovations.

The user deal is for Cal-York, which is expanding from a smaller property also in Vernon. There were two small local tenants with leases expiring and Cal-York expects to move into the site immediately. The property is estimated to be worth about $62 per sf.

Brandon Burns of Grubb & Ellis acted on behalf of the buyer, Cal-York, while Jeff Bethel and Doug Cline of Lee & Associates represented, Bundy/Slauson Investors, the seller.
