M&J Ventures Inc. bought the 104-unit La Maison apartments at 7600 Callaghan Rd. from FSF La Maison Associates LP of Larkspur, CA, in one deal. In the other, Jack and Kathy Stensger bought the 37-unit Port Royale apartments at 10115 Sahara Dr. from Mulberry Leasing LLC, based in San Antonio. La Maison is south of San Antonio International Airport in the north submarket and Port Royale is near the intersection of Interstate 10 and Loop 410 in the northwest submarket.

Mike Miller of Hendricks & Partners' San Antonio office represented M&J Ventures for La Maison while Gary Hightower, also of Hendricks & Partners, represented the California seller. In the Port Royale deal, Miller represented the seller. The buyer did not have a broker.

Miller says the buyer of La Maison plans to paint, landscape and repair the property to raise its value. The Port Royale seller discounted the holding because eight units were shut down, according to the broker. The new owners intend to repair the units to get them back into operation.
