The company already has three large warehouse facilities at the site. She tells GlobeSt.com the South site already has about 1.4 million sf of industrial space, and this new project will put the site at more than 2 million sf.

There's another complex, Brownstown North, located on Pennsylvania Road in the township. That industrial park built and owned by Ashley has 1.7 million sf.

"We hope to be ready to open the new building by fall," Harvey says. She adds the Brownstown market has been very strong for the company. It's close to I-75, which helps, she said; and it has other attractions.

"Brownstown is a very good place to work and live; they've attracted a good mix of development and residential development. We expect to get good lease prices," Harvey predicts.

The company's other three buildings are leased up at the South complex. She says the company built the building with confidence toward an economic upswing.

"We had the land, and the area has been good to us. We are confident that activity will pick up in the fall. When it's ready for occupancy, there will be demand for the space," she tells GlobeSt.com.

The company builds mostly modern distribution centers in near key transportation highways in Michigan. The company already has 10.5 million sf in Detroit, 2million sf in Livonia and 650,000 sf in Warren. There are also other large Ashley industrial campuses throughout the Downriver area, including Romulus, Canton and Van Buren Township. Ashley is one of the largest industrial developers in the state, aside from the automotive manufacturers. Many auto suppliers use Ashley space, Harvey notes.
