One is a professional office building in Boerne's business district and the other, the first phase of a planned four-phase project at Interstate 10 and Johns Road, Phil Bakke, president of the development company, tells GlobeSt.com.

The downtown building, called the Waterstreet Office Park is two stories and 17,000 sf. Architects Drewry Martin have designed it to look like one of Boerne's downtown buildings.

The other project, Johns Road Crossing, will be a 19,400-sf office building. The other three buildings planned for the development could be office, office/warehouse or office/service depending on what the market wants at the time, Bakke says. That project is targets medical offices and residential builders and trade businesses in Boerne for its growing residential market. Trade businesses would include decorators, flooring and "anything that goes with residential," he says.

Bakke says his company has talked with businesses that have indicated plans to move to the Boerne area. Just one has expressed interest in moving and expanding from another Boerne location.

Boerne is on the growth path emanating from San Antonio's northwest side. Boerne's population was 6,124 as of the 2000 census, up from 4,274 in 1990. Surrounding Kendall County has grown from 14,500 in 1990 to 23,750 in 2000.

Bakke also has retail and multifamily projects in Boerne. He says the community's pluses include its proximity to San Marcos, its excellent school system, reasonable property taxes and low crime.
