Sue Foxley, Head of UK Research at Jones Lang LaSalle said: 'With returns of 2.4% in Q1 2002, and 7.8% on an annual basis, property remains the leading performer through one to five years. This high quarterly return is largely attributable to a significant increase in net income of 1.6% over the quarter.'

And after a year of falling capital values, property returned to positive capital growth in the first quarter of 2002. But rental growth remained subdued: values increased by 0.3% in Q1 2002, in line with the previous quarter, although below the quarterly average of 0.8% in 2001.
