The building is located at 5805 Sepulveda Blvd. It was built in 1990. The eight-story, class A office building has 405 freeway visibility. It is approximately 75% leased at the time of sale, but during the transaction was only 40% occupied. The price per square foot on the building figures out to approximately $115. The price per rentable sf is about $1.85.

The building's seller, Genesis Properties, put in extensive remodeling to the building in 1999 at a cost of $2.1 million, which included a new marble entryway, wiring for Internet and all new light fixtures. The buyer has no plans to rehab, but is hoping to sell retail space on the ground floor to a coffee-related business.
