Belisle has over 14 years experience in real estate and project and development management. He has been working for Jones Lang LaSalle for two years, most recently serving as senior vice president of development for the Southwest region. Belisle had recently completed two significant projects. He worked on the development of two television studios for Disney--one in New York's Times Square and the other locally in Glendale. "It was just good timing," he says of the promotion.
At his last position Belisle was focused purely on development projects for Southern Calif. over into Phoenix and to a certain extent the Denver market. His new role has him heading up Jones Lang LaSalle's entire project and development services group for the Western region. The firm recently combined its Southwest and the Northwest regions, giving Belisle control essentially over the 12 states west of Texas, including Hawaii.
Nationally Jones Lang LaSalle has about a $3.5 billion backlog of work split between development and corporate services projects. In the Western region that figure is about $800 million, with about 120 project managers.
"We are seeing some explosive growth in the healthcare and higher education areas both in a public and private sector," Belisle notes. He adds that universities are experiencing rapid growth. "One of the interesting little sub-segment markets from a developer's perspective is the privatization of housing stock for public institutions, which have traditionally been owned and operated and built by universities," he says "Universities are starting to now look into other delivery vehicles, looking into third-party developments for that."
Belisle goes on to say, "I'm spending a large chunk of my time with respect to pursuing new development in the higher end healthcare areas." He is the development managers on for San Jose State in its over $450 million of housing stock over the next eight years to be complete in multiple phases. The first phase, between parking and actual occupied area, is about 1 million sf.
On the healthcare side Jones Lang LaSalle is finishing up a lab project for Children's Hospital of Southern California in Los Angeles. "We're talking about maybe helping them with a building a replacement hospital out there and potentially some additional lab space," Belisle says.
