Fittingly, two of the winners are Malaysian and one Singaporean. The fourth is in Hungary.

The leisure category winner was Sunway Lagoon Resort in Malaysia, entered by Sunway City Bhd. Developed on the site of an abandoned opencast tin-mine, Sunway Lagoon Resort is now one of South-East Asia's premier resorts. The office/industrial category winner was Petronas Twin Towers in Malaysia, entered by Midciti Resources Sdn Bhd. In the residential category, Gardenville in Singapore won, entered by the Far East Organisation.

The only non-South-East Asian winner was in the specialised/public sector category was Szombathely town centre rehabilitation in Budapest, Hungary, entered by OTP Real Estate Inc. Upon finding Roman ruins on site after initial excavation, the developer took the innovative step of housing them within the glass-tiled lobby floor of the building, thus simultaneously preserving the heritage site and developing a thriving business centre.

An international panel of property professionals evaluated each development entered, looking at design, construction, financial viability, marketing strategy, facilities management, impact on the environment and benefit to the community.
