The 45,000-sf property was built in 1977, anchored by a freestanding Blockbuster store, which remains. The adjacent space was remodeled for Steinway and Staples in 1999. The center is fully occupied and stands on the corner of Roswell and Abernathy Roads, major thoroughfares and a main intersection in the Sandy Springs/Perimeter area.

Whitney Knoll, senior vice president/retail, Trammell Crow Co., Atlanta brokered the transaction. The property is "main to main" real estate, Knoll tells GlobeS.com and has a traffic count of 42,000 cars a day.

Knoll would not disclose rental rates, but area brokers tell GlobeSt.com on condition of anonymity, area rents average $20 per sf.

Mimms, a privately owned developer, owns 100 retail, office and industrial properties in metro Atlanta.
