The seller was West Covina Parkway Plaza, a limited partnership based in Orange County. Stephen Lampe and Gregory Mills of Marcus & Millichap Real Estate Investment Brokerage Company represented the seller.

The Plaza dates back to 1975 but underwent a major renovation in 1991. The building was developed in 1975 and renovated in 1991. The retail center is currently 95% leased.

Tenants include Pier 1, The Good Guys, Petco, Tuesday Morning, Sizzler's Restaurant, Togos, Household Finance, Supercuts, HouseWare House, Olan Mills, Volt Information, State Farm Insurance, Numzio's Hair Design, Adecco, Baylon DDS, Anna's Pizza and Yomas Khan.
