Roger Duck tells GlobeSt.com that the facility will have a conference room and full loading dock to appeal to businesses. He says it's the first in the Austin area with business-oriented amenities. "We are in the middle of a business area that we hope to get a bit larger percentage of business clients than typical storage units do," Duck says.
Duck is teaming up with MST Constructors, based in Buda, TX, in a partnership called Braker Storage Ltd. to develop the three-story, air-conditioned project with 75,000 sf of rentable space. The partnership bought the 2.46-acre tract for the facility from Suburban Lodges of America Inc., based in Atlanta.
Duck, who operates Roger L. Duck Inc., represented the partnership and Fred Higgins of NAI/Commercial Industrial Properties Co. brokered the deal for Suburban Lodges. Higgins says Suburban Lodges had planned a 133-room hotel for the site. The company had an approved site plan and had even built a retention pond. The company switched direction as the economy cooled and put the property on the market.
The tract is at 2607 Braker Lane, situated just east of its busy intersection with Burnet Road. "It's got every kind of manufacturing, distribution, R&D, lots of office space," Duck says. "It just Austin's largest industrial-office concentration."
Duck tells GlobeSt.com he aims to build similar projects in the Austin area. "We're trying to purchase a couple of other sites, but there's nothing under contract," he says.
