John Goodkind, a principal of Newmark & Co. Real Estate's Connecticut/Westchester operations, represented the sublessor, IBM, in the deal. IBM has approximately 165,000 sf of its space at 44 South Broadway on the sublease market. The 23-story property contains approximately 850,000 sf of office space. The company currently occupies approximately 16,000 sf at the Gateway Building, 1 North Lexington Ave., in downtown White Plains. The firm expects to take occupancy of its new headquarters office by the fourth quarter of this year. In addition to larger quarters, the new facility will include a dedicated customer and partner training facility, expanded Information Technology operations and new laboratory and customer showcase facilities, Smarts officials note.

"Our success in the marketplace has been fantastic, and the new, improved office facilities will help us continue our growth and better serve our customers," says Smarts Founder and President Shaula Alexander Yemini. "The larger size of the Westchester One office will give us significant space for new hires and a better means to showcase our products, while enabling us to remain a part of the White Plains business community."

Smarts currently employs 185 workers worldwide. A majority of its employees are housed at its White Plains corporate headquarters, a company spokesman says. The firm also has offices in the Silicon Valley area of California, London and elsewhere.

The company produces "smart service assurance" software for managing networks, systems, and applications. Company officials say that its move to larger office space is fueled in part by revenue growth. Earlier this year, the privately held company reported its best-ever fiscal quarter. In the first quarter of this year, Smarts posted a 100% increase in revenue as compared to a year earlier. The company, which states its operations are profitable, has posted increases in revenue for the past four fiscal quarters.
