Colliers International, a commercial real estate firm, has been awarded the sale and leasing assignment for the new Sand Creek Business Center, a 139,630-sf facility located on Sand Creek Road, west of Highway 4.
"There are very few speculative projects breaking ground right now," says Mark Triska, senior vice president with Colliers in Pleasanton."And this project is right-sized for users who might not need 40,000 sf. Sand Creek will enable companies to buy their own buildings with a minimal investment."
Sand Creek Business Center will feature nine Class A buildings, totaling 139,630-sf. The first three buildings, scheduled for completion in December 2002, will total 12,096 to 14,112 sf each and will be divisible to roughly 2,000 sf. There is also additional land available for build-to-suits.
"Brentwood definitely needs commercial office/flex space," says BillHillis of Colliers. "It's an educated workforce where approximately 78% are commuting beyond the city each day."
Brentwood is one of the only Bay Area cities with a vacancy rate below 2% for office/flex and light industrial space, which reflects the prosperity of its business community.
"We've pre-sold one building to Purcell Brackets for its main distribution center," says Art Lorenzini, president of Sand CreekBusiness Center Inc., general partner of the developer. "We think we'll have two other buildings sold or leased by December."
