The Bee Cave Village Council on Monday approved zoning changes, a development agreement and incentives for the 2.3 million-sf project that would bring high-end retailers to an open air shopping center on 114 acres. The OK came after four months of review and two nights of meetings in the village of about 600 residents.

The task now ahead of developer Chris Milam is to deliver on a list of tasks demanded by the village in exchange for its approval. Milam tells GlobeSt.com landing an anchor tenant may take up to a year. He will attempt to woo Neiman Marcus, Lord & Taylor, Macy's or Bloomingdale's to the new development.

The village will allow the project up to $25 million of sales taxes over 20 years if it signs two high-end stores. If Neiman Marcus is one of those retailers, the tax break goes up to $30 million. Those breaks are in effect only if development occurs, says the village counsel.
