The Arnold & Associates law firm signed for 3,417 sf at 2401 Fountainview Dr. just south of the Galleria near Piney Point Village and the City of Bellaire. Greg Cizik of Colliers International represented the tenant. The building is owned by Cornerstone Suburban Office LP, which had Webb Wotkyns of PM Realty handling its end of the negotiations.

In a 3,177-sf lease, MCS Technologies LLC took an office spot at 1220 Augusta Dr. near the Fountainview Drive building. Rob Johnson of Rob Johnson Interests represented the building owner, 1220 Augusta Partners Ltd. Robert S. Parsley and John Cox, both of Colliers International's Houston office, brokered the terms for the tenant. MCS Technologies provides separation and treatment services to the petroleum industry.

The near southwest submarket contains slightly more than four million sf. It has a 16.4% vacancy rate, with average rents hovering above $14 per sf.
