It is estimated that the site could provide 6.9 million sf of industrial and office space in total, as well as live/work units, leisure, hotel and conference facilities. It will take over 25 years to develop. Before work can begin, a new motorway junction--Junction 8--must be built off the M62, to give access to the site. Construction is already under way, funded by English Partnerships.

Phase I of the project is likely to include speculative office development to the south of the motorway and industrial units to the north. Eliot Lewis-Ward, Development Manager at English Partnerships said: "We are confident that the proposals will set new benchmarks for development and will create a fully deliverable, sustainable and marketable business park." Joint agents are GVA Grimley and Jones Lang LaSalle.
