Water Systems & Supplies bought the $2.7 million property, a 35,268-sf manufacturing facility at 12802 Knott Ave. Louis Tomaselli, Mitch Zehner, Mike Bouma and John Pagliassotti of Voit Commercial Brokerage represented the seller. Jackie Van, of Action First, represented the buyer.

FMGM Advisors LLC acquired a 15,000-sf building at 12812 Knott Ave. for $1.2 million. The building is 100% occupied by A-1 Silkscreen Co. The same Voit brokers represented the seller, while Dan Powers of CB Richard Ellis represented the buyer.

Sales of small industrial buildings remain a strong point in the mixed-bag that is the Orange County industrial market, according to the latest report from Grubb & Ellis.

That report shows leasing slowing but sales buoyed by low interest rates, as they are throughout much of the country. The vacancy rate for industrial space in the county is approaching a relatively high 10%, according to the report, which notes that "corporations have held off on making lease obligations until there is a clear sign their industry hasrecovered."
