Catellus could build up to 43.5 million sf of distribution space at the 5,000-acre air base, now known as Southern California Logistics Airport, according to the announcement. The former military site is being redeveloped as a distribution center and cargo hub by Laguna Hills-based Stirling in a venture with Southern California Logistics Airport Authority.

Charles McPhee, a senior vice president of Catellus, tells GlobeSt.com the company has not signed any deals for specific projects yet, but it is in discussions with prospective airport tenants. "Our focus is to attract large-scale industrial distribution buildings," McPhee says.

McPhee says Catellus, which has built about 3 million sf in the region, will focus initially on build-to-suit projects. "It's too soon for spec," he says.

Exactly when the first construction will begin and how long it will take to build out can only be guessed at, McPhee says, because it all depends on market demand. However, he says the site is "one of the very few options in Southern California for a big user who needs a couple of hundred acres." A "long-term guesstimate," McPhee says, is that build-out of the airport space might take 15 to 20 years.

Among Catellus' local developments are the 588-acre Kaiser Commerce Center, which is planned for 9 million sf at the site of the former Kaiser steel mill in Ontario, and the 250-acre Crossroads Business Park, also on former steel mill grounds.

Catellus is the latest in a series of prominent companies that have announced plans for Southern California Logistics Airport in recent weeks. Among them are GE Aircraft Engines, which says it will build a 161,700-sf test facility on a 10-acre site at the airport, and Northern California-based logistics specialist Pasha Group, which announced plans for a 700-acre, $50 million distribution complex combining railroad yards, trucking facilities and air cargo capabilities at the airport.
