Hinkle Properties paid $180,000 or $163,636 per acre ($3.76 per sf) for the tract, which is in a Hispanic neighborhood that also includes a number of industrial buildings.

The 2002 proposed valuation for the land is $32,370, according to the Dallas Central Appraisal District. Gerry Fields and Dan Spika of Henry S. Miller Commercial represented buyer, and were the only brokers on the deal.

The brokers do not know when construction will start on the retail development.
