The agency's manager cited a nicer building, more parking and an easier commute for employers in making the switch with a three-year direct lease. Derek Silva, an NAI Commercial Industrial Properties Co. broker, says the company looked for space for two or three months, "not very long in this market." He adds that Interline expanded its space by about 2,000 sf.
Silva and Alan Lacey, also of NAI/CIP, represented Interline Travel and Tour in the transaction. Kevin Kimbrough of Colliers International represented the landlord, HighFlex Technology Center Ltd.
The far northwest submarket has a 34.2% vacancy rate, the city's highest. About 47% of the submarket's vacancies are for sublease.
Interline, which puts together travel packages for airline employees, is the second new tenant for the HighFLEX building in recent weeks. Momenta Inc., a technology company, leased 4,191 sf in the 72,000-sf building.
Interline exited Southwest Tower, a 164,410-sf building at 211 E. Seventh St.
