Terms of the deal were not disclosed, but sources familiar with asking rates and comparable deals estimated the value of the lease at $6.7 million.

The building owner, ProLogis real estate investment trust of Aurora, Colo., says USF will use the rail-served facility to support its customer, The Holmes Group, an appliance manufacturer.

Damian McKinney and Ed Bushor of San Diego-based eRealty Commercial represented USF Logistics. ProLogis represented itself. The Ontario property is part of a 6 million-sf ProLogis portfolio in the Inland Empire, which includes Riverside and San Bernardino counties.
