The company, a photocopying service that serves law firms and other niche markets, has signed a three-year lease, effective Aug. 1, at 800 Brazos, according to Vice Russo, senior vice president of Jones Lang LaSalle's Austin office. Russo was the lone broker in the deal, representing the building owner, a partnership of the San Diego-based Shidler Group and Angelo Gordon of New York City.

Russo tells GlobeSt.com that situating businesses like the new tenant on the lower level is part of the building's repositioning. Former lower-level tenants had been restaurants, but the aim now is to populate it with service and telecom businesses. The building is 70% leased.

The 164,671-sf 800 Brazos is in the midst of a renovation that began last year. Just now starting, Russo says, is the work on the interior and exterior of the building's entry.The 14-story structure was built as a hotel in 1948.
