OOA Investments Inc. has acquired the 11,048-sf facility, which stands at 31 Orchard. Allen Buchanan and Bryan Miller of Lee & Associates – Orange Inc. acted on behalf of OOA Investments Inc. The seller, Executive Plaza AJW LLC, was represented by Chris Bates, David Bolt and Jon Marchiorlatti of CB Richard Ellis.

The Lake Forest transaction has occurred on the heels of an office lease in San Clemente, as a medical device company recently inked a $1.6-million lease for office space here. The new tenant, Cameron Health Inc., inked a five-year agreement with Olen Properties to occupy 15,178 sf at 905 Calle Amanecer. The company will move into the space in August of this year.

Activity has begun to pick up in the South Orange County office market, as the region recorded a positive net absorption of 485,000 sf for the second quarter of 2002. This figure marks South Orange County's first positive quarter in two years, according to a Lee & Associates report on the area.
