The 20-story buildings contain 474,000 sf of rentable office space and are joined by a three-story glass atrium with seating, plantings and a fountain. The lobby level has 4,300 sf of retail space, occupied by a coffeehouse, restaurant, copy center, bank and travel agency.

The office space is 92% leased. Seligsohn plans to locate its own offices there this fall, taking the space to nearly 100% occupancy.

Current tenants include locally based Post & Schell, PC, and Christie, Pabarue, Mortensen & Young, Inc. along with regional offices of Turner Construction Co. and the AIG insurance firm. Asking rental rates for Center City, class-A office space averages $22.60 per sf, according to GlobeSt.com research.

Seligsohn Hess represents approximately 3 million sf of office, retail and industrial space in the metropolitan Philadelphia area. The Denholtz portfolio is in excess of 8 million sf.
