Encompassing a total of 76,101 sf, the facilities were 96% leased at the time of sale. Located at 1560 and 1570 Brookhollow, they are two of 24 buildings that stand within the 400,676-sf Brookhollow Office Park.
The buyer, Chung and Co. LLC, was represented in-house. Mike Meisenbach and Brian Garbutt of Lee & Associates – Newport Beach acted on behalf of the seller.
Praedium and Birtcher purchased the Brookhollow Office Park in 2000 for $41 million. The complex, which was 96% occupied at the time of acquisition, offers a host of amenities, including an on-site café, Federal Express, UPS, and Airborne Express pick-up, conference center, childcare facility, high-speed Internet access and fiber optic technology.
Prior to its sale, the office park underwent a three-year capital improvement program, which included the reconfiguration of office units, the construction of high-end patio and public space areas, a complete redesign of the complex's water features and extensive landscaping. Additional improvements include HVAC upgrades and lighting and electrical retrofits.
