Locally-based Binswanger/CBB negotiated the sale, which was handled with Frank J. Cullen, president of Bucks County, PA-based Realty Group East. Donaldson is a supplier of filtration products. It has operations in 19 countries worldwide and has experienced double-digit sales increases every year for the past 10 years.

The selling price is undisclosed, but a Bucks County broker, who asked to remain anonymous, estimates the sale price at approximately $500,000. The average asking rental rate for flex space in lower Bucks County is about $5 per sf, according to GlobeSt.com research.
