Both branch offices have 10-year lease terms. They include a 5,300-sf storefront location across the street from Macy's at the Herald Center, 1293 Broadway, a portion of which was formerly part of a Toys R' Us store; and 1775 Broadway at 57th Street, totaling 3,200 sf, which used to be the home of Coliseum Books. Asking rents were $250 per sf at Herald Center and $300 per sf at the Broadway property.

The remote ATM Centers are 599 Lexington Ave., a 1500-sf space to accommodate four ATM's under a 10-year lease, and 2301 Broadway at West 83rd Street, consisting of 750 sf, which will house two ATM machines under an eight-year commitment. Asking rents at 599 Lexington are $225 per sf and $200 at 2301 Broadway.

David A. Green and David LaPierre of Insignia/ESG's Retail Group, retained as Fleet's exclusive agent, negotiated all four transactions. Cushman & Wakefield's Susan Kurland acted for building owner JEMB Realty at Herald Center; New Spectrum's Jeffrey Roseman and Paul Berkman acted for owner the Moinian Group at 1775 Broadway; Insignia/ESG acted for Boston Properties which owns 599 Lexington; and the deal at 2301 was a sublease transaction. All four locations are expected to open by year's end.

Meanwhile, Fleet continues to scout new locations as it refurbishes existing ones. "We are actively in the market looking for sites," LaPierre tells GlobeSt.com. "We will be looking for new branches and ATM Centers next year."

"The company sees this market as a great growth opportunity," says Fleet spokeswoman Rena Desisto. "We will probably spend about $22 million over the next two years on new branches and renovations."

Desisto says that while the personal finance side of Fleet's business "has gotten a bit more competitive with the new entrants that are here, we have a loyal customer base in New York."
