George Iliff, who late last year acquired Colliers' Idaho franchise and relocated form the Bay Area, has convinced W.H. Moore, the region's largest property owner, to forgo its in-house leasing and sales effort and give him a try.
W.H. Moore, which has done its leasing in-house for 15 years, has developed some 2 million sf in the region and still owns 1 million sf plus raw land capable of supporting another 1.4 million sf, including the recently approved 85-acre El Dorado Business Center in Meridian, which at build out will hold 800,000 sf of tilt-up office space.
"This is a significant move for us; we've decided to make this change because of a need for greater representation in the marketplace," says W.H. Moore founder Winston Moore. "We (will) have more than $150 million in new projects in development over the next couple of years and needed a broader market presence."
With a partner, Iliff built up a 12-office Western U.S. commercial real estate chain that they sold in 1994 to Colliers McCauley-Nichols, which also owns the Colliers franchises in Seattle and Portland. From 1995 through late 2001, Iliff was running CMN's Bay Area offices.
When he came to Boise, Iliff says his partner introduced him to Moore, who had been using Colliers to broker his investment sales. "I knew there was room to improve our market share in the region and because of my background and his desire to change we just got to know each other, and when we pitched his business he was receptive and we got it. We feel pretty blessed."
Iliff says Moore's 1 million sf of owned space is about 90% leased. El Dorado Business Center has been approved and will get underway next year. Along with Iliff's expertise, Moore will be getting the exclusive attention of Colliers broker Jennifer Fratusco and an office assistant.
