The building occupies a 5.2-acre parcel at 26901 Malibu Hills Road, just south of the Ventura Freeway (101), according to PhilSaide, project manager for Whittier, Calif.-based Oltmans.Valerie Draeger, president of Triliad Development Inc., says the new business park is one of the largest projects to be built in Calabasas during the past decade. She said the Cheesecake Factory had signed a 10-year lease to occupy the entire ground floor of the new office building, which is next to The Cheesecake Factory corporate headquarters, which was also developed by Triliad.
Draeger explained that The Cheesecake Factory is relocating support staff for its restaurants to the new building, which will include a test kitchen and a combination conference room and training theater.
Triliad's development joins a number of new projects that have been built in recent years to accommodate business growth in a 30-mile stretch of communities along the 101 Freeway. Known locally as the 101 Technology Corridor, it actually includes both hi-tech and conventional firms that have migrated to communities like Thousand Oaks, Westlake Village, Agoura Hills, Camarillo and Calabasas. The corridor comprises approximately 4 million sf of office space.
Broker John DeGrinis of Colliers Seeley International, which is marketing the remainder of the building for Triliad, says the new project's neighbors reflect the makeup of the 101 corridor: They include telecommunications network provider Alcatel, home lender Countrywide Credit Industries, Canon and Spirent Communications.
Established in 1989 by Draeger, Triliad has developed over 1.5 million sf of R&D and commercial office space in Los Angeles and Ventura counties.
