The association is moving from the Wells Fargo Bank Tower at 400 W. 15th St. Vic Russo, vice president with Jones Lang LaSalle's Austin office, acted for the building owner, AGBRI One Commodore LP, a Shidler Group partnership. Chris Oddo of the Austin office of Beverly Hills, CA-based Kennedy-Wilson International, represented the tenant.
The 184,000-sf 800 Brazos, situated in the CBD, is about 70% occupied. Russo says pending leasing proposals, if signed, would fill the remaining 50,000 sf. "We recognize the softness in the market and we are aggressively pursuing new tenants," he says.
The building, constructed in 1948, is undergoing a renovation that will modernize some aspects while giving its exterior façade a retro look. Russo says the renovation is resulting in reduced operating expenses.
