Adam Meinstein, Equilibrium's president, declines to identify the national manufacturer that will locate its northeastern distribution operations in the building. Neither would he disclose the facility's estimated construction costs.

The park is in the Harrisburg, PA metro market at Exit 35 of I-83, about four miles south of the Pennsylvania Turnpike and has more than a .25 mile of interstate footage. Hanover, PA-based Conewago Enterprises, Inc., is general contractor of the initial building, which will have a 30-foot interior clear height.

Meinstein says future buildings include two cross-dock warehouses of 705,000 sf and 797,000 sf, respectively. The first of these is expected to break ground within the next year.

Art Campbell of Harrisburg, PA-based Campbell Commercial Real Estate represented an affiliate of Equilibrium in its purchase of the 19.9-acre parcel. Daniel Alderman of NAI-Commercial Industrial Realty Co., also based in Harrisburg, brokered the transaction for the manufacturer that will occupy the property. Specific business terms of the transaction are undisclosed.
