FlexxOffice Pays $7M for Kings Landing in Roswell

ATLANTA-The Miami-based division of Adler Group pays $104.17 per sf for the 12-year-old, 92%-occupied, 72,000-sf office property at 1455 Old Alabama Road. Rents are between $18 per sf and $20 per sf, according to GlobeSt.com research.

ATLANTA-Locally based Mimms Investments LLC has sold Kings Landing, a 72,000 sf office property in Roswell, GA, for $7.5 million, or $104.17 per sf, to FlexxOffice, a division of Miami-based Adler Group.

The 11-acre Kings Landing at 1455 Old Alabama Road was completed in 1990. The building has 10 tenants with leases ranging from 27,796 sf to 1,775 sf.

The average quoted rental rate ranges between $18 per sf and $20 per sf, according to GlobeSt.com research. The building is 92% occupied.
