The study by M/PF Research of Carrollton, Texas, says Southern California "was the nation's apartment demand hot spot" in the second quarter, with San Diego County placing third and Orange County fourth in the nation in demand during the quarter. The count of occupied units was up by 4,700 in San Diego and 4,500 in Orange County, according to the report.

Strong apartment demand in Southern California reflects that the region's job growth, the report says, adding that apartments face less competition from single-family homes in Southern California because fewer households can afford to buy homes than in most parts of the country.

The M/PF study said demand for apartments increased across most U.S. metropolitan areas, reversing last year's trend, in which many markets showed net move-outs of renters.
