John Hall of Lee & Associates, which is the listing agent for the project, tells GlobeSt.com that tenants have already committed to rent about a third of the space in the seven-building development, which is due to be completed in the spring. Among the tenants already signed is Mission Health Center, which Hall says will occupy 10,000 sf of the 21,176 sf of medical office space to be built at the center. Other tenants include Starbucks Coffee, Quizno's Subs, Great Clips Hair Salon and Blockbuster.

Hall tells GlobeSt.com that brokers expect to have about half of the project leased by the end of September because of the demand for new space in the fast-growing area east of San Clemente in communities like Talega, Forrester Ranch, Marblehead and Rancho San Clemente. Talega is a new community of about 4,200 homes and a Fred Couples golf course on 3,500 acres on the eastern border of the beach city of San Clemente.

"It's a new area that's just starting to take off, so there isn't a lot of this kind of space available," Hall tells GlobeSt.com. He says the new development is across the street from the existing Rancho San Clemente business park and near about 400,000 sf of large retailers like WalMart, Lowe's and others.

The Courtyards at Talega is about 1.7 miles from the San Diego Freeway, with access via both Avenida Pico and Avenida La Pata, with plans to extend Avenida La Pata north to San Juian Capistrano.

The project is a development of Caliber Retail Properties Group of Newport Beach, Calif., designed by Orange Architects of Orange, Calif., and built by Moorefield Construction of Los Angeles.
