Daniel J. Loughlin, managing principal of Murray Hill, NJ-based Staubach Co. of New Jersey, headed the effort. Harry Thomas, vice president at Staubach's Philadelphia office, assisted in the transaction.

Terms of the leases are undisclosed. The average asking rental rate for industrial space in the Philadelphia metro area is approximately $4.25 per sf, according to brokers familiar with the area.

The New Jersey office facility is owned by locally based Gale Co. BOC will use it for customer service and accounts payable operations.

BOC is a global producer of industrial gasses and gas handling technology, operating in more than 50 countries. Annual sales in 2001 exceeded $6 billion.

BOC is a long-time client of Staubach.
