Par Pharmaceuticals maintains its corporate headquarters at 1 Ram Ridge Road in Spring Valley, NY in Rockland County.

The deal was reported by Insignia/ESG, which represented the owner of the 900,000-sf 22 Hemion Road property, Clarion Partners. Insignia/ESG's Frank Lopriore, CCIM, managing director and Walter Wolf, associate of the company's Saddle Brook, NJ office worked on the deal. Chris Marks of New Jersey-based Strategic Alliance represented Par Pharmaceuticals, a general drug manufacturing and distribution company.

Clothing retailer Dress Barn maintains its corporate headquarters of approximately 500,000 sf at the 22 Hemion Rd. complex. Lucent Technologies had occupied the remaining approximately 392,000 sf but vacated the property several years ago. In December 2002, Insignia/ESG brokered a 192,000-sf lease with Xerox Corp. at the property and obtained municipal approvals to erect a 30-foot-high wall that spans some 775 feet in length to convert that section of the property into multi-tenant space. Xerox took occupancy of its distribution space in January of this year. The dividing wall was completed recently. The Par Pharmaceuticals' space will be retrofitted to accommodate the firm's specialized needs, Insignia/ESG officials note. At press time, it was not known when Par Pharmaceuticals will move into 22 Hemion Rd.

"With the Xerox and Par Pharmaceuticals leases completed, Insignia/ESG has successfully repositioned 22 Hemion Road into a fully leased, multi-tenanted facility," Lopriore says.

He adds that the property was attractive to a host of users due to its location near major highways in New York and New Jersey and its unique dimensions that make it attractive to warehouse and distribution operations. The facility features 30-foot ceilings, heavy floor load capacity and five rail doors. The complex is located just 1.5 miles from the Suffern rail yard.
