Built in 1981, the property stands on a 9.38-acre parcel that spans 800, 810 and 830 Los Vallecitos Blvd., as well as 125, 135 and 145 Vallecitos de Oro. The seven-building complex contains industrial, office and retail space. It is currently 98% leased with clients including MAAC, Casual Dining & Barstools and the County of San Diego.

The seller, CTF 2 San Marcos Partners LP was represented by Louay Alsadek, Mark Avilla and Dennis Visser of BRE Commercial/NAI's newly relocated Carlsbad office.

San Diego County's office and industrial markets both reported steady increases in net absorption during the second quarter, according to a Burnham Real Estate Services study. The report shows that following a slow first quarter, the San Diego County office market rebounded with 680,110 sf of net absorption for the second quarter of 2002. Year-to-date activity of 962,970 sf is just 80,000 sf behind all of 2001. Meanwhile, the industrial sector absorbed 605,720 sf during the second quarter of this year, bringing the first half's total to 981,710 sf.
