"It was a very quick transaction," Carl Johnson tells GlobeSt.com. Johnson, who represented the buyer, says VelociTel Inc. put W. 2249 Fairmont Dr. on the market after a downturn in the economy caused the high-tech firm to consolidate operations at its California headquarters.

"It's in a very nice industrial park that is well landscaped and very attractive," Johnson says of the building, adding that its prime location about two miles from the airport and about 1 1/2 miles from Interstate 10 offers easy transportation options. He says about half of the building features recently refurbished office space and currently is available for about 70 cents per sf, some 20 cents less than comparable new-build properties.
