Jeff Hays, with NAI Horizon, tells GlobeSt.com that Sunset Ladder Co. and ABSS Manufacturing will occupy the building. ABSS Manufacturing produces ladders and scaffolding for commercial use. Sunset Ladder Co. is the distributor.

"It was a super deal," says Hays, who represented the buyer along with co-broker John Filli. "They bought it at less than $30 a square foot. You couldn't replace the building for that with the land." The companies currently occupy a building at 2915 N. 29th Dr. in Phoenix near Grand Avenue and Thomas.

The new location offers minimal office space, a large warehouse area and some yard space, he adds. "The location was right but it was really driven by price," Hayes said. "It's definitely a buyers market and this was a great deal."

Seller TC Polyform Inc was represented in the transaction by Mike Milic and Casey Tucker, both of Core Realty Partners/ONCOR International in Phoenix.
